Obtaining Consent

Once you are happy with your developed design, Hayes & Partners will review the plans, elevations and details with the local planning department and/or conservation officer if we consider this appropriate and, subject to their comments; we will complete the scheme drawings and apply for a Certificate of Lawful Development, or Planning Permission and /or Listed Building Consent.

From initial consultation to application submission would usually take from 10 to 16 weeks depending upon the complexity of the proposals and whether additional surveys and/or consultants are required. Some projects require more than one application which can add time to the process.

Typically, applications take one week to be registered with the council and eight weeks to be decided, although significant delays are being experienced due to staffing issues at some local authorities.
